What happens on the discovery call?
We will ask a few quick questions about your situation: what type of property you are looking at, your income, any deposit savings, and what stage you are at. From there, we will give you an honest overview of your options and explain the next steps if you want to go ahead. There is no hard sell.
Is the call really free?
Yes. The discovery call is completely free with no obligation. It is a 30 minute conversation to understand your situation and see if we can help. If you decide to proceed, we will explain everything including any costs before you commit to anything.
Do I need to have found a property before booking?
No. In fact, speaking to a broker before you start looking is one of the best things you can do. We can tell you exactly what you can borrow, get you an Agreement in Principle, and make sure you are in the strongest position when you find somewhere you like.
What does whole-of-market mean?
It means we are not tied to any single lender. We have access to the entire mortgage market and can compare deals from hundreds of lenders to find the best option for your circumstances. This is different from going directly to a bank, which can only offer you their own products.
Can you help if I am self-employed?
Absolutely. We work with plenty of self-employed clients including sole traders, limited company directors, and contractors. Lenders assess self-employed income differently, and we know which ones are the most flexible for your situation.
What if I have had credit issues in the past?
We deal with this regularly. A missed payment or a default does not automatically mean you cannot get a mortgage. It depends on what it was, how long ago it happened, and how much you are looking to borrow. We will give you an honest answer on the call.
How long does the mortgage process take after the call?
From application to completion, the process typically takes 8 to 12 weeks. This depends on the lender, the property, the solicitors, and how quickly you can provide documentation. We keep things moving and chase on your behalf throughout.
Do you charge a fee?
This depends on the complexity of your case. We will always be upfront about any fees before you agree to proceed. In many cases, we are paid by the lender directly. Either way, you will know exactly where you stand before anything happens.
